Booking and Reservation Policy

The guest agrees that ‘City Stays Property’ is the booking agent only and any dispute regarding the availability, the standard of the property or chattels will be solely between the guest and the owner of the property. The guest agrees that ‘City Stays Property’ may give the guest’s contact details to the owner of the property if they request so.

No property shall be considered booked until ‘City Stays Property’ has confirmed the booking in writing.


To confirm reservations the applicable tariff shall be fully paid two weeks in advance of arrival. There will be no refunds after this time. When a booking is made via, the method of payment is by credit or debit cards only: cards accepted are Visa & MasterCard which are subject to a bank surcharge of 3%.


Payment can also be made by direct credit to our bank account if booking by phone or email.


All prices quoted are in NZ dollars. 


Cancellation Policy

For a full refund, cancellation must be made 14 days prior to arrival.


If you cancel less than 14 days in advance, the nights not used are not refunded. If you arrive and decide to leave early, the nights not used are not refunded.

All apartments, townhouses & houses available are privately owned and sometimes can be withdrawn by the owners for personal reasons.  If this occurs ‘City Stays Property’ will offer an alternative apartment of similar quality, facilities, and value.  If the guest is not happy with the alternative offered ‘City Stays Property’ will refund the rent in full, as long as the booking is cancelled prior to occupation.



The guest authorises ‘City Stays Property’ to obtain a $250 NZD authorisation for the security deposit on his/her credit card and to debit his /her credit card for costs incurred for damage, breakage, cleaning or any other unforeseen costs relating to the stay within 14 days of departure. Where a credit card is not available, the guest agrees to pay a security deposit at the time of final payment if requested to do so.The guest agrees that the liability is not limited to this amount. In the event that there is a problem with the credit card being debited the guest agrees to immediately pay the amount owing to the Owner/Property Manager in cash, bank cheque or by electronic funds transfer of cleared funds to an account specified by the Owner/Property Manager.


Neither the owner nor ‘City Stays Property’ shall be liable for any loss or damage to property however caused during your stay.

Whenever the Accommodation is left unattended, the guest will fasten all locks to all doors and windows and activate any burglar alarm, to prevent unauthorised access to the Accommodation.



Check-in time is from 2pm. There is no guaranteed check in before 2pm.

After the booking has been confirmed keys & electronic swipes are to be collected on the day of arrival from ‘City Stays Property’ onsite key pick up area. In some cases your key can be located in a lockbox outside the property. 



Check out time is 10.30am or by prior arrangement.  The property must be completely vacated by check out time. Failure to comply will incur a surcharge.


Keys should be left inside the property on departure - see below for lost key surcharges.


You should leave the property as you found it with the dishes done and bins emptied. If the cleaning takes more time than 1 hour for a one bedroom, 1.5 hours for a two bedroom and 2 hours for a three bedroom you will be charged an additional cleaning fee of $35 per hour.


The guest agrees as follows:

A. To take proper care of the apartment, to ventilate it adequately, to keep it clean and tidy, to use chattels and appliances in a proper and responsible manner and to not store any dangerous goods in the apartment nor to make alterations of any kind. 

B. To be financially responsible for any loss or damage occurring during the occupation and lost or damaged keys and or access cards.

C. To abide by the Body Corporate Rules pertaining to the apartment block. Rules will be posted at the building or inside apartment.

D. To familiarise themselves with the fire evacuation scheme.

E. At the conclusion of the booking, to return all keys, remote controls and access cards. 

F. To not smoke cigarettes or cigars or the like in the apartment and to not permit any guest or invitee to do the same. There will be a minimum fine of $200 NZD charged if any evidence of smoking is found.

G. The guest agrees not to keep or feed or allow or permit any other person to keep or feed any pet in or about the apartment, unless prior approved.

H. To not conduct any business, host a party, of any kind from the apartment nor to adversely interfere with the quiet enjoyment of the other apartment/townhouse dwellers. There should be no noise after 10pm.

I. That should we receive a complaint from another apartment/townhouse dweller, building manager, or our cleaners, which we regard as fair and reasonable, this will result in an eviction from the property without compensation, nor we will be held responsible to accommodate the tenant in alternative accommodation.

J. That the term involved is for a fixed term and cannot be terminated by notice.



All properties are let on the understanding that the accommodation is for short term use only, for the period specified and that no right to remain in the accommodation exists for the applicants or anyone in the applicant’s party beyond the specified date and time.

At no time during the period of permitted use may the property be occupied overnight by more than the number of people specified on the booking form (including children & infants). Guests must not sub-let the property to any other party.



A call out due to lost keys or lockout will attract a non-negotiable minimum fee of $100 NZD to be deducted from the guest’s credit card. The Renter will not change or install any locks on any doors or windows nor have additional keys made for any locks without the prior written consent of the Owner/Property Manager. 



In most cases linen is provided by ‘City Stays Property’. This includes bed sheets, pillow cases, bath towels and face cloths per person, hand towels, tea towels and bath mats. Beach or Spa towels are not provided unless stated on the web page for the property. 

Some property owners store their own linen in the house. This linen is not intended for guest use. An additional charge is applicable if the guests use owner’s linen.



The guests accept full responsibility for checking with ‘City Stays Property’ as to whether or not the property is, to the best knowledge of, safe for children.


Property Maintenance

Although every effort is made to maintain properties in good order, wear & tear on rental property is unavoidable.  Please notify ‘City Stays Property’ as soon as possible if a problem relating to the property exists. Every effort will be made to rectify any problem that exists in a timely manner.  Repairs will be made as soon as possible after notification.

The guest is responsible for the safe-keeping of the owner’s property and content during the period booked. Neither the owner nor ‘City Stays Property’ is responsible for any stolen or lost items. Be safe and lock doors and windows when you are away and at night as you would at home.  Any breakage or damage to content or structure of the building must be reported promptly to ‘City Stays Property’ and the owner will be entitled to recover from the guest the cost of any repair or replacement needed due to guests act or default.



The guest agrees, that should all of these conditions not be adhered to, the owners or their agents will have the right to immediately terminate this contract and the guest and all other persons will vacate the property immediately if requested to do so by the owners or the owners’ agent. In this event, the Renter agrees that no refund will be due or paid for any unused accommodation nights.

The guest agrees that by making a booking, they indicate to accept the booking conditions as set out above.


Insurance and no liability

The guest will not do anything that could adversely affect the Owner/Property Manager's insurance over the Accommodation.

The personal effects of the guest will not be insured by the Owner/Property Manager. The guest acknowledges that all personal items and vehicles (including vehicle contents) of the guest remain the guest’s responsibility and the Owner/Property Manager accepts no responsibility for loss or damage.

In the event that the guest uses extra facilities at the Accommodation including, but not limited to, kayaks, dinghies, bicycles, trampolines, spas and swimming pools, such use is entirely at the guest's own risk at all times and the Owner/Property Manager accepts no responsibility for any injury or loss to the guest. Children are to be supervised at all times by a parent or responsible adult.


Left Property

Personal items left behind at the at the property will be held by ‘Lotus Property’ for 30 days from the renters departure date.  The guest agrees they will contact ‘City Stays Property’ within 30 days of departure if they would like items returned. An administration fee of $25.00 plus the cost of postage and packaging fees will be charged for shipping and handling.
